Preparing Your Home for a Professional Photo Shoot
-You Only Get One Chance to Make a First Impression-
The importance of images in the modern real estate market cannot be understated. The quality of your on-line real estate marketing is “valued the highest by both buyers and sellers.” (NAR Survey 2015) This is your only opportunity to make an unforgettable impression with potential buyers and I want your listing to stand out from the crowd. That’s why professional photography and editing are so important. Here are some tips to maximize your property’s visual impact.
·Thoroughly clean your entire house. (Vacuum carpets, mop hardwood floors, clean countertops,
clean windows and screens, clean window treatments)
·Make sure all overhead lighting has functioning light bulbs
·Make sure all floor and table lamps have functioning light bulbs and are plugged in
·Consider the amount of furniture in each room (Less is more)
·Make sure walls and doors are not in need of repair or painting
·Turn OFF all ceiling fans
·Turn OFF all TVs
·Turn OFF all computer screens
·Open window blinds and treatments (Let the natural light in)
·Repair any problematic window treatments
·Remove all personal photographs
·Make all beds
·Remove small rugs to reveal flooring
·Put away all jackets, boots and shoes
·Put away all children’s toys
·Put away all pet toys, food bowls and crates
·Remove all vehicles from driveway
·Remove leafs and debris from driveway, sidewalks, porches and patios
·Remove all garbage and recycling bins
·Remove all welcome mats
·Clean up landscaping (cut the lawn a minimum of 2 days but not more than 4 days before, clean up grass trimmings, trim shrubs, trim trees, mulch, clear leaves)
·Remove empty planters or replace plants
·Make sure all exterior lights are working
·Remove hoses
·Remove toys and sports equipment
·Clean all porches and patios
·Uncover and clean the exterior of the grill
·Uncover furniture. Pillows/cushions should be clean and in place
·Umbrellas in their up position and clean
·Clean and fill the pool
·Remove all pool cleaning materials and supplies including automatic pool vacs
·Make sure water features are clean and functioning. Turn them ON for the shoot.
THE KITCHEN
·Clear counter tops and islands completely (NO knife blocks and remove most small appliances)
·Clear and clean outside of refrigerator, dishwasher, oven and stove (This includes all pictures and magnets from the refrigerator and dishtowels from stove and dishwasher handles)
·Remove dishes, drying racks, sponges, soap/dish detergent dispensers from sinks
·Clean and dust eating area table and chairs. Make sure cushions are in place.
·Remove high chairs or children’s booster seats.
·Make sure all trash cans and recycling bins are out of sight
·Make sure pet toys, bowls and cages are out of sight
